COUNCIL REQUIREMENTS

Council are continually requiring more and more proof of compliance from builders and architects. Our land surveying and  plans provide a way through the mire, by providing enough information to prove such things as maximum height above ground level, clearance of daylight restrictions along boundaries and minimum yard requirements.

Being licenced cadastral surveyors we can certify to Council the plans and final build, allowing release of Code of Compliance as required.

Our regular clients engage us early on in the process, allowing relevant certifications to be provided, hence eliminating any holdups.

The land surveying services we provide also include topographical surveys and boundary surveying.

2) Site Survey Process (including replacing boundary pegs and certification for building)

When we carry out site detail (topographic) surveys, boundary pegging, building set out or certification of boundary clearance for daylighting or site coverage, the pegs and/or plan you see are a small part of the job. 

Before anything can be done in the field, we must establish the location and research relevant boundary and height datum information.  We need to research the title and old survey plans, and note any restrictions such as easements for right of way or service connections.  That’s why we need plenty of notice before we can help you.

We then need to carry out precise calculations and upload the information into our equipment.  With this done, we can be really efficient on site, where information is set out and gathered before returning to the office.

On our return to the office we need to carry out the further calculations, quality checks, drawings and certifications that are required.  These certifications are often required for Land Information New Zealand and Council.

There is much more to surveying than a field trip with some specialised technology and equipment. 

 

Site Survey Costs

The costs for these various surveying tasks vary depending on the site conditions, age of the title, information available and detail required.

As a guide, the following range should give you a general idea of what to expect.  However, we price all projects individually:

  • Marking existing boundaries for either building or sale purposes - $1,900 to $4,500 range.
  • A site (topographic) survey - From $3,000 depending on site size and site conditions.
  • Certification to Council in relation to building position or site coverage - $2,000 to $6,000.

 

Timing

We can often get started on these jobs within a few days.  Once we have gathered the necessary legal information and done our preliminary calculations we can hit the ground running.  Completing the entire job and providing you with supporting plans will take some further time but we will get you up and running quickly.  Call us to see how quickly we can get you started. 

 

Useful Tips

  • Locating and confirming the position of boundary pegs is of utmost importance.  Often these can be found but they are not always reliable, so confirmation by a licenced surveyor at the outset ensures that your builders are working within accurate boundaries to comply with council rules.
  • Obtaining an accurate site (topographic) plan and confirming the position of site boundary pegs early on is essential to ensure the smooth running of your project.
  • It is a good idea to have the building extents or gridlines set out accurately by a surveyor, as this will ensure everything can be easily signed off at the Code of Compliance stage.  Architects, engineers and builders rely on our accurate record of site information to design the best solutions – helping you ‘make the most of your land’.
